By-law No. 1310 Concerning Zoning

The zoning determines which uses are allowed in any given sector, as well as the restrictions that apply to that sector with respect to setbacks, height, volume and building area.

Together the zoning by-law and the Site Planning and Architectural Integration Plan (PIIA) will provide you with the right information to help you prepare a quality project that can be submitted to the Planning Advisory Committee.

There are eighteen chapters making up by-law No. 1310. There are also a zoning map to illustrate the sectors’ limits and grids that summarize allowed and prohibited uses in each one of the sectors.

Once you have located an address on the map, simply refer to the corresponding specifications grid to get an overview of the norms in effect in that sector.

Finding your way through Urban Planning By-Laws

Although they are all part of the Town’s urban planning framework, it is important not to confuse the zoning, subdivision, building and related by-laws. To help you understand the differences, we offer the following summary:

  • 1310 (Zoning)
    Permitted uses, setbacks, fence heights, content and location of commercial signs, private parking spaces, etc. Think of zoning in terms of regulating how space is used.
  • 1311 (Building)
    Materials, construction methods, construction safety, etc.
  • 1312 (Minor Variances)
    Procedure to follow to obtain a minor variance from the subdivision and zoning by-laws.

    Cadastre, property lines, servitudes, etc.
